Where an Article 4 direction applies, converting a house to an HMO needs a planning application — and neighbours get a consultation period to comment. It is easy to miss. We watch for applications near your postcode and email you while you can still do something about it.

One thing we won’t pretend
In most of England, converting a house to a small HMO is permitted development — there is no application to alert you to. Alerts only fire where an Article 4 direction is in force, in Wales, or for large HMOs. We’ll tell you which of those applies to your postcode before you pay.
